 CHARLIE FRITTS, OWNER / COO

SIMI Team Charlie Fritts, CPMMr. Charlie Fritts, CPM, started his Real Estate career in 1977, when he joined a Washington D.C. based apartment syndication / manager taking the position of Resident Manager at an 84-unit student apartment community.

As this company grew Fritts was promoted to the position of Regional Property Manager for New York, eventually overseeing a portfolio of 1800 garden apartments and 3 industrial properties exceeding 300,000 sq. ft. During his thirteen-year tenure with this company he initiated and supervised several major utility conversions from landlord pay to tenant pay, and numerous capital improvement projects.

Other accomplishments include authoring the company’s first Operations Manual which required developing and formalizing many policies, and the training of other Regional Managers.


The Institute of Real Estate Management (IREM) has provided significant real estate management training for Fritts who became an Accredited Resident Manager in 1985.

During 1989 Fritts completed his studies and required work experience to earn the prestigious designation of Certified Property Manager. Fritts has also served as a facilitator for the IREM ethics course.

The Albany, NY chapter of IREM honored him by awarding their 1990 – Certified Property Manager of the Year designation. Later, while working for a self-storage syndication/manager, he obtained the corporate designation of Accredited Management Organization.

In 1990 Fritts joined a National syndication/manager of self-storage properties as Vice President of Property Management. In this position his responsibilities included the overall operations and marketing of a portfolio of 32 storage properties dispersed over 7 states and 2 garden apartment communities.

This company became a NYSE listed Real Estate Investment Trust in June 1995 and Fritts was promoted to Sr. Vice President – Property Management. Key achievements include increasing income from $ 4.5 million to $ 46 million (a 922% gain); increasing financial occupancy from mid 70% to 90%. The acquisition of 6.7 million sq. ft., 128 properties created a self-storage portfolio of 8.5 million sq. ft. on 160 properties spread over 20 states.

From 1997 through 1999 Fritts has served as Senior Vice President – Development / Construction with responsibility to create and organize this new division with a mission to construct new space, redevelop existing space into climate control, heavy maintenance, and to administer all zoning / planning and real estate legal matters.

Throughout his career Fritts has specialized in marketing, operations, acquisition due diligence, and turn around situations. With the beginning of the new millennium, Fritts has joined Storage Investment Management, Inc (SIMI) as Chief Operating Officer. He is responsible for the daily operations of the management portfolio, feasibility studies, due diligence, acquisitions, financial analysis, budgeting and contract management relations and administration.

In 2001, Fritts acquired a one third interest in Storage Investment Management, Inc.
